Best Areas to Live in Southwest Bali: Canggu to Tabanan

Best areas to live in Bali? Compare Canggu, Pererenan, Seseh, Umalas, Seminyak and Tabanan by school run, airport time, beaches and the 2026 rents we found.

There is no single answer to the best areas to live in Bali: in the southwest, the right one depends on your school run, how often you fly, how close you want the beach and what you can spend. The short version: Berawa and Umalas keep the run to CCS, the Lycée Français and ProEd Umalas short, Canggu has surf beaches and services on the doorstep, Pererenan and Seseh have rice fields near the sea, Seminyak is the closest of these areas to the airport, and the Tabanan coast is more rural than Canggu and further out. This guide compares them by travel times, schools, beaches, 2026 rents and buying rules.

Where to live in Bali: questions to ask first

  • Where do you work, and how often do you fly? Rush hour, roughly 7–9 am and 4–7 pm, can double travel times, so live near your most frequent trips.
  • Which school? Choose it first, then the area around it: for families, the school run is the trip you make most often.
  • How close do you want the beach? The table below shows the ride from each area.
  • What can you spend? Of everyday costs, rent is what varies by area (fuel and ride-hailing fares are the same across Bali), but our price data is thin and the ranges overlap.
  • Village or town? Canggu’s main roads are busy and lined with shops, while Pererenan, Cemagi, Munggu and the Tabanan villages still have many rice fields.

The areas one by one

Times in this section are our estimates by motorbike outside rush hour.

Canggu and Berawa

Canggu and Tibubeneng, which includes Berawa, are villages of Kuta Utara district in Badung regency, northwest of Seminyak. Dark-sand surf beaches are 4–5 minutes from the centers, and shops, clinics and gyms line the main roads. The catch is traffic: the main roads are often congested, especially at rush hour. In October 2026, typical 3-bedroom asking rents here were the highest of these areas; see our Canggu and Berawa area guide and villas for rent in Canggu and Berawa.

Pererenan

Pererenan is a coastal village of Mengwi district, Badung, just northwest of Canggu, where rice fields still cover much of the land. Pererenan Beach has black sand, consistent waves and a much calmer atmosphere than Bali’s crowded famous beaches, with cafes, yoga centers and spas nearby. Central Canggu is 6 minutes away and the airport 39. See our Pererenan guide and villas for rent in Pererenan and Buduk.

Seseh, Cemagi and Munggu

Further northwest, Cemagi and Munggu are villages of Mengwi district, and Seseh is a beach and neighborhood between Pererenan and Cemagi, not an official village. Rice fields still cover most of Cemagi and Munggu, Seseh Beach is still rarely visited, and Cemagi Beach is far from the crowds. ProEd’s Nuanu campus is 6–10 minutes away and central Canggu 9–11. Read our guide to Seseh, Cemagi and Munggu or see villas for rent there.

Umalas and Kerobokan

Umalas lies inland, east of Berawa and north of Seminyak, in Kerobokan Kelod, a kelurahan (urban village) of Kuta Utara that also takes in Petitenget and Batu Belig on the coast; Kerobokan lies to the north. Its streets mix homes and villas, with rice fields in places. The Lycée Français and ProEd are in Umalas, and CCS and the beach are 5 and 8 minutes from central Umalas, though Kerobokan’s main roads are often heavily congested. See our Umalas and Kerobokan area guide and villas for rent in Umalas and Kerobokan.

Seminyak

Seminyak is a kelurahan of Kuta district in Badung, just southeast of Petitenget. Its beach has waves suitable for surfing, and the area is a lifestyle and entertainment hub of restaurants, beach clubs, spas and designer boutiques. Seminyak vs Canggu for living: Seminyak is 14 minutes closer to the airport and 10 closer to Denpasar, but CCS and ProEd Umalas are 12 minutes away, against 8 from central Canggu. We have no rent data for Seminyak yet; browse villas for rent in Seminyak and Petitenget.

Kedungu, Tanah Lot and Tabanan

Across the regency border in Tabanan, Kedungu, Nyanyi and Tanah Lot lie on the coast of Kediri district, with Kediri and Tabanan town inland. It is more rural than Canggu, with rice fields between the villages, surf at Kedungu Beach and crowds at Tanah Lot temple. ProEd’s Nuanu campus in Beraban is 3–12 minutes from the coast, but the airport is 48–57 minutes away. Read our Kedungu, Tanah Lot and Tabanan guide or browse villas for rent on the Tabanan coast.

Which area for you?

The best area to live in Bali for families

The best area for your family is the one near your school. Our estimates by motorbike outside rush hour:

Pererenan sits in between, 12–14 minutes from CCS, the Lycée and both ProEd campuses, by our estimate by motorbike outside rush hour. From August 2027, ProEd’s Years 10 to 13 will move from Umalas to the Nuanu campus. Check the drive to a hospital too, in Kuta, Denpasar, Kapal or Tabanan; our guides to international schools and healthcare in Bali have the details.

Surfers

Pererenan Beach has consistent waves for surfers of various skill levels, Munggu Beach has powerful waves, and Seminyak has waves suitable for surfing. Canggu’s beaches are open-ocean surf beaches, and Kedungu held its first surf festival in June 2023. We do not grade the breaks.

People who fly often

Look at Seminyak, about 21 minutes from Ngurah Rai Airport, Petitenget (25) or Umalas (30), by our estimate by motorbike outside rush hour. From the Tabanan coast it is 48–57 minutes, and rush hour can double any of these times.

A tighter budget

In October 2026, listed 3-bedroom villas asked about IDR 330–480 million a year in Canggu and Berawa, with one premium villa at about IDR 720 million, and IDR 300–360 million in Umalas and Kerobokan (only two yearly listings); 2-bedroom rents were similar in both. Pererenan’s three 3-bedroom listings asked the equivalent of IDR 330–550 million, so do not assume it is much cheaper. There were no listings in Seseh, Cemagi or Munggu, Seminyak was left out, and too few Tabanan listings had clear prices for a range.

In October 2026, the few 1-bedroom villas listed on monthly or short terms asked IDR 25–33 million. Living further out also means more driving. A month or two on a monthly rental is a good way to test an area; our guide to long-term villa rental in Bali explains what rent includes.

Not sure which area fits? Tell us what you need: our office is in Tibubeneng (Berawa), and we list villas and land across these areas.

Buying property: Badung and Tabanan rules

Most of these areas are in Badung regency, under its 2025 spatial plan (Perda Badung 4/2025); Kedungu, Nyanyi, Tanah Lot, Kediri and Tabanan town are in Tabanan, under its 2023 plan (Perda Tabanan 3/2023). In both, the regency plan and, where one exists, a detailed plan (RDTR) decide what a plot may be used for, including renting a villa out, and only the official map shows the zone.

  • Rice fields: since about late February 2026, a provincial regulation (Perda Bali 4/2026) strictly controls the conversion of productive farmland, and it bans nominee ownership too. Many plots in Pererenan, Cemagi, Munggu and the Tabanan villages are rice fields, so price a rice field as farmland.
  • Beaches and rivers: building is restricted within at least 100 m of the highest tide line and in river setbacks. In late 2025 a Canggu villa built into a river channel was sealed, and its owner began demolishing part of it.
  • Temples: Bali’s plan protects zones around temples, the largest around the most important ones, so ask the regency what may be built near Tanah Lot or any other temple.

Foreigners cannot hold freehold (Hak Milik); our guide to buying property in Bali as a foreigner explains leases, Hak Pakai (right of use) and foreign-owned companies (PT PMA). Have a notary/PPAT (land deed official) check the certificate at the land office, and get the zone confirmed in writing before you pay a deposit. Our guides to zoning in Bali and buying land in Bali explain each step.

Frequently asked questions

The one closest to your school. By our estimate by motorbike outside rush hour, CCS, the Lycée Français and ProEd Umalas are 3–7 minutes from Berawa, Umalas and Petitenget, and ProEd’s Nuanu campus is 3–8 minutes from Nyanyi, Cemagi, Tanah Lot and Seseh.
