Living in Canggu and Berawa: An Area Guide for 2026
Living in Canggu or Berawa? Beaches, traffic, schools, 2026 villa rents and what to check before you buy, explained plainly by a local agency.
Living in Canggu and Berawa puts you near surf beaches, international schools and plenty of services, with rice fields still between the villas, but also in heavy traffic. In October 2026, 2-bedroom villas here asked about IDR 250–450 million a year. This Canggu area guide covers beaches, transport, schools, rents, buying and who the area suits.
Where is Canggu, and what is living in Canggu like?
Canggu lies on Bali’s southwest coast, northwest of Seminyak. Canggu and Tibubeneng are two of the six villages of Kuta Utara district in Badung regency, and Berawa, around Berawa Beach, is part of Tibubeneng. This guide also covers the inland neighborhoods of Babakan and Padonan, and Tumbak Bayuh, a small village to the north in Mengwi district.
Canggu has grown from a quiet surf village into a busy destination: cafes, shops, gyms and villas fill the roads near the beaches, with rice fields in between. Each village keeps its temples and its banjar (neighborhood association), and ceremonies can close a road for a while.
Beaches: Batu Bolong, Echo Beach and Berawa
All three are dark volcanic-sand surf beaches facing the Indian Ocean. Batu Bolong is home to the temple Pura Batu Bolong; Echo Beach (Pantai Batu Mejan) lies to the northwest and Berawa Beach to the southeast. Balinese communities also hold ceremonies on the beaches, such as melasti, the purification procession before Nyepi (the day of silence).
Everyday life and services
Supermarkets, pharmacies, clinics, restaurants, gyms and coworking spaces line the main roads of Canggu and Berawa. Every place in this guide, Tumbak Bayuh in Mengwi included, is in Badung regency, so KITAS (limited stay permit) holders register their address with Badung’s civil registry office (Disdukcapil).
Getting around Canggu and Berawa
The table shows our estimates by motorbike outside rush hour, from the center of each area. Rush hour can double them, so allow extra time from 7 to 9 am and 4 to 7 pm.

|---|---|---|
| Nearest beach | Batu Bolong: 1.4 km, 4 min | Berawa: 1.4 km, 5 min |

How much does it cost to rent a villa in Canggu?
In October 2026, yearly leases in Canggu and Berawa asked about IDR 250–450 million a year for 2-bedroom villas and IDR 330–480 million for 3 bedrooms, with one premium villa at about IDR 720 million. These are asking rents; the rent you agree can be lower.
Monthly rentals cost more per month. In October 2026, 2- and 3-bedroom villas listed on monthly or 3–6-month terms, across Canggu, Berawa, Umalas, Kerobokan and Pererenan, mostly asked IDR 22–40 million a month.
Check what each price includes: one 3-bedroom villa in Tibubeneng asked IDR 330 million a year for the villa only, or IDR 365 million with services. A few listings in Babakan and Padonan are counted in the Canggu and Berawa ranges above, too few to price them separately, and we found none listed in Tumbak Bayuh, so see current listings there. Our long-term rental guide lists the costs to ask about, or browse Canggu villas for rent.
Buying property in Canggu and Berawa
Foreigners cannot hold freehold (Hak Milik), so they lease, take Hak Pakai (right of use) for a home, or, for a real business, use a foreign-owned company (PT PMA) that holds HGB (right to build); see our guide to buying property in Bali as a foreigner. Check the plot as closely as the villa:
- Zone: Badung’s spatial plan (Perda Badung 4/2025) and, where one exists, a detailed plan (RDTR) decide what a plot may be used for, including renting a villa out. Only the official map shows whether a plot is in a tourism area.
- Rice fields: since about late February 2026, a provincial regulation (Perda Bali 4/2026) strictly controls the conversion of productive farmland, so price a rice field as farmland.
- Rivers and beach: building is restricted near rivers and within at least 100 m of the highest tide line. In late 2025 a Canggu villa built into a river channel was sealed, and the owner began demolishing about 250 m² of it.
- Permits: for an existing villa, ask for the PBG (building approval) and SLF (certificate of fitness for use).
