Renting a villa for a year in Bali
Most of our villas are rented by the year. A yearly lease costs less per month than renting month by month and gives you a home to settle into, for the school year or longer. The rent is usually paid in advance, and every listing shows what is included, what you pay separately and an estimate of the running costs.

Questions about yearly rentals
- What does a yearly villa rental cost?
- Right now our yearly rentals range from IDR 120 million to IDR 980 million a year (30 available). The price depends mostly on the village, the number of bedrooms, the pool and what is included.
- How is the rent paid?
- Yearly rent is normally paid in advance, sometimes in two instalments; multi-year leases are often paid for the whole term up front. A security deposit of one to two months is usual.
- What is usually included in the rent?
- Yearly rentals are usually for the villa only; the tenant pays electricity, water, internet and often pool and garden maintenance. Monthly rentals more often include cleaning, pool and garden. Each listing says exactly what is included.
- Can I rent for longer than one year?
- Yes. Many owners also rent for two years or more, and a longer lease often comes at a better yearly price. Ask us which villas allow it.
- Who helps me during the lease?
- We stay your contact for the whole lease at no extra charge: for questions about the villa, repairs that are the owner’s, and the renewal.
