Freehold Villas for Sale in Bali
Villas on freehold (Hak Milik) land across Bali, with our focus on the southwest coast. What a foreign buyer gets, and how the purchase works, is explained below.
Buying a freehold villa in Bali
Freehold means the land has a Hak Milik certificate (SHM), the strongest title in Indonesia and one only Indonesian citizens can hold. A foreign buyer does not get the freehold itself: a PT PMA, a company you own, buys the villa and holds the land as HGB (right to build) for up to 80 years, or you hold it as Hak Pakai for your own use. Both are registered titles in a name you control, with no landlord and no lease running down. Every listing shows the certificate, the land size, the permits and the zoning.

Questions about freehold villas
- Can a foreigner buy a freehold villa in Bali?
- Not in their own name: freehold (Hak Milik) is for Indonesian citizens only. A foreign buyer usually buys through a PT PMA, an Indonesian company they own; the company then holds the land as HGB (right to build), a registered title that runs up to 80 years and can be sold on. A villa for your own use can also be held as Hak Pakai, a right of use in your own name.
- What do freehold villas in Bali cost?
- Right now our freehold villas range from IDR 20 billion to IDR 20 billion (1 available). The price depends mostly on the village, the land size, the building and the permits.
- What should I check before buying freehold?
- The certificate (SHM) and the seller’s identity, the building permit (PBG or IMB), the zoning, road access and the land tax receipts. We arrange the due diligence with a notary (PPAT) before any deposit is paid.
- What does the purchase cost on top of the price?
- The buyer pays the land and building acquisition tax (BPHTB, 5% of the taxable value) and the notary; the seller pays 2.5% income tax. A PT PMA adds its own setup and yearly costs. Our taxes guide has the details.
- Who helps me through the purchase?
- We stay with you from the viewing to the deed: the price negotiation, the due diligence with the notary, the payment steps and the handover, and after the purchase we can rent the property out for you.
