Land for sale in Berawa

Banjar Berawa, Desa Tibubeneng, Kecamatan Kuta Utara, Kabupaten Badung

Fine black sand and sunsets bring people to Berawa Beach, which lies southeast of Batu Bolong along the same open coast. Berawa is a banjar (neighborhood community) of Desa Tibubeneng, the village east of Canggu in Kuta Utara district, Badung. The village has held the Berawa Beach Art Festival by the beach, and in 2018 a kecak dance there set a record with 5,555 dancers. Villas, hotels and beach clubs now stand close to the water.

For families, the big draw is the school run. Canggu Community School is in Tibubeneng, and the Lycée Français and ProEd in Umalas are close by, all within about 5 minutes of central Berawa by motorbike outside rush hour (our estimate). The roads are the downside. Jalan Berawa jams at busy times, especially over the year-end holidays, and the shortcut through the rice fields to Jalan Raya Canggu fills up at peak times. Berawa suits households who want a beach, schools and Seminyak within a short ride, and who are happy with a lively, built-up neighborhood.

Land near the beach falls under the coastal setback, and the rice fields that remain inland are controlled by Perda Bali 4/2026 on farmland conversion. Zoning differs plot by plot, so check the official zone of each plot and have a notary/PPAT check the certificate at the land office.

Questions about Berawa

What does land in Berawa cost per are?
Land prices depend heavily on zoning, access and the view; ask us for current asking prices in Berawa.
What do the zoning colours mean?
People in Bali use colour nicknames for zones: green for farmland, yellow for housing, orange where homes and businesses mix, pink for tourism and red for commercial land. They are market shorthand, not legal names, and map colours vary, so what counts is the zone in the official spatial plan for the exact plot. Every land listing shows the zone; our zoning guide explains how to check it.
