Villas for sale in Seminyak
Kelurahan Seminyak, Kecamatan Kuta, Kabupaten Badung
Cross south from Petitenget and you leave Kuta Utara behind. Seminyak belongs to Kuta district, unlike its neighbors Petitenget and Umalas. It is small and largely built up, and much of its ground is taken by hotels, villas, restaurants, spas and shops. It is one of Bali's main areas for restaurants, shopping and nightlife. The main streets are Jalan Raya Seminyak, Jalan Kayu Aya and Jalan Camplung Tanduk (Dhyana Pura).
Life here is busier and more focused on visitors than in Umalas or Kerobokan, and there is less open land. The long beach has waves suitable for surfing; as elsewhere on this coast, swim only where lifeguards say it is safe. Alongside the kelurahan, Seminyak has its own customary village (desa adat). The airport is closer than from any other area we cover, about 20 minutes by motorbike (our estimate). Seminyak suits people who fly often or want restaurants and shops close by, and who are comfortable in a busier, tourism-focused setting.
Leasehold (a long-term lease) is the usual route for foreigners. Badung's spatial plan names Kuta among its tourism areas, but not every existing hotel or villa matches the zone of its plot, so confirm the zone, the PBG (building approval) and the SLF for the exact plot.
