Land for sale in Seminyak

Kelurahan Seminyak, Kecamatan Kuta, Kabupaten Badung

Cross south from Petitenget and you leave Kuta Utara behind. Seminyak belongs to Kuta district, unlike its neighbors Petitenget and Umalas. It is small and largely built up, and much of its ground is taken by hotels, villas, restaurants, spas and shops. It is one of Bali's main areas for restaurants, shopping and nightlife. The main streets are Jalan Raya Seminyak, Jalan Kayu Aya and Jalan Camplung Tanduk (Dhyana Pura).

Life here is busier and more focused on visitors than in Umalas or Kerobokan, and there is less open land. The long beach has waves suitable for surfing; as elsewhere on this coast, swim only where lifeguards say it is safe. Alongside the kelurahan, Seminyak has its own customary village (desa adat). The airport is closer than from any other area we cover, about 20 minutes by motorbike (our estimate). Seminyak suits people who fly often or want restaurants and shops close by, and who are comfortable in a busier, tourism-focused setting.

Seminyak is small and largely built up. On the beach side, building is restricted within at least 100 m of the highest tide line; for any plot, confirm the zone in writing and check that existing buildings stay within the certificate boundary.

Questions about Seminyak

What does land in Seminyak cost per are?
Land prices depend heavily on zoning, access and the view; ask us for current asking prices in Seminyak.
What do the zoning colours mean?
People in Bali use colour nicknames for zones: green for farmland, yellow for housing, orange where homes and businesses mix, pink for tourism and red for commercial land. They are market shorthand, not legal names, and map colours vary, so what counts is the zone in the official spatial plan for the exact plot. Every land listing shows the zone; our zoning guide explains how to check it.
Freehold or leasehold land?
Freehold (Hak Milik) can only be held by Indonesian citizens or through a company structure; leasehold is a registered lease for a fixed number of years. Both are common in Seminyak.
