Renting a villa
Yearly Villa Rental in Bali: Prices, Paying Upfront and the Lease
A yearly villa rental in Bali is a one-year lease, usually paid in full when you sign, that costs less per month than renting month by month. In southwest Bali in 2026, a furnished 2-bedroom villa costs about IDR 200–330 million a year with us, and a 3-bedroom about IDR 220–400 million. This guide shows our prices by bedrooms, what our yearly villas cost right now, how payment and the deposit work, what the lease should say and how renewal works.

These are our guide prices for 2026, rounded from the yearly villas we have rented out and listed in southwest Bali.

These are asking prices. The rent you agree can be lower, especially when you pay the whole year at once. The box below is filled in from our current listings and changes as villas are rented and new ones come in.
What makes one villa cost more than another
- The village: Villages such as Canggu, Berawa, Pererenan, Umalas and Seseh are more expensive. Villages further out from central Canggu, such as Padonan, Babakan, Munggu and Cepaka, are usually a little cheaper.
- Furniture: an unfurnished villa usually costs less, but you buy and move the furniture yourself.
- Size and finish: land and garden size, the pool, the age of the villa and the design.
- What is included: a few villas include services such as pool and garden care, which raises the rent but lowers your monthly costs.

Yearly or monthly: how much do you save?
A yearly lease costs less than paying month by month. Among our villas listed with both a monthly and a yearly price, twelve monthly payments came to about 10–25% more than the yearly price. The trade-off is that you pay in advance and commit for the year.
A monthly rental makes sense for your first weeks in Bali, while you look at villages and villas in person. Once you know where you want to live, a yearly lease is usually the better deal. Our monthly villa rentals are a good way to start.
Paying a year upfront
Yearly rent is normally paid for the whole year in advance. Some owners accept two installments, usually for a smaller discount. A lease for two years or more is often paid for the whole term upfront, and a longer lease often brings a better yearly price.
Because you pay so much at once, how you pay matters:
- Sign first, then pay. Pay the rent only after you and the owner have both signed the lease.
- Pay the right person. With us you pay the rent directly to the owner, never to us. The name on the bank account should match the owner on the land certificate or the person named in the lease.
- Pay by bank transfer rather than cash, so there is a record.
- Get a signed receipt. A receipt for more than IDR 5 million needs an IDR 10,000 meterai (stamp duty seal).

The deposit and what you pay on top
Besides the rent, you pay a refundable security deposit, usually one to two months’ rent. It is returned at the end of the lease once the villa is handed back in good order, after deductions for damage or unpaid bills. Write the amount, the allowed deductions and the return date into the lease.
Yearly rent usually covers the villa only, with its furniture if it is furnished. These costs usually come on top:
| Cost | What to know |
|---|---|
| Electricity | Usually paid by the tenant, through prepaid tokens or a monthly bill. Air-conditioning and the pool pump drive the bill. |
| Water | Mains or well water; drinking water is bought separately. |
| Internet | Usually paid by you. Fiber depends on the exact address. |
| Pool and garden care | Often paid by the tenant on yearly leases. Ask whether it is included. |
| Cleaning and staff | Often not included. Ask who arranges and pays for it. |
| Banjar (neighborhood) contribution | Some villages ask residents for a contribution; ask the owner who pays. |
Every villa in our listings shows what is included, what you pay separately and an estimate of the monthly running costs, so you can compare the real cost of two villas before you view them. Our guide to villa utilities and running costs has the 2026 electricity tariffs and internet prices.
The one-year lease: what it should say
A yearly lease is a contract under the Indonesian Civil Code. A private written lease signed by both sides is legally valid, and a notary is optional. For yearly rentals we use a bilingual English–Indonesian lease, the safe choice when the owner is Indonesian.
Make sure the lease covers:
- Rent, term and payment: the amount, the start and end dates, and when each payment is due.
- The deposit: the amount, what can be deducted and when it comes back.
- Inclusions and costs: which services and bills the rent includes and which you pay.
- Repairs: usually the owner handles major repairs and keeps the villa habitable, and you handle day-to-day upkeep.
- Renewal: whether you have the first right to renew and how the rent for the next year will be set.
- Leaving early: what happens if you must leave before the year ends, and whether you may propose a new tenant.
- A sale of the villa: under the Civil Code (Article 1576), a sale does not end your lease unless the lease said so when it was made, so check that it has no such clause.
Put an IDR 10,000 meterai on each signed original. If your employer’s Indonesian company or your own PT PMA (foreign-owned company) rents the villa, it must withhold the owner’s 10% final income tax on the rent, so agree in the lease who bears it. Our villa rental contract checklist goes through every clause.
Renewing after the first year
Talk about renewal well before the lease ends, so you have time to look elsewhere if you cannot agree. The rent for a new year is agreed afresh, so agree the new rent, the term and the payment dates in writing before you pay. If you plan to stay longer, ask for a two-year lease from the start: many owners offer a better yearly price for it, and it fixes your rent for longer.
Our support during the year
We stay your contact for the whole lease at no extra charge: for questions about the villa, for repairs that are the owner’s, and for the renewal. Tell us the village, the number of bedrooms, your budget and your move-in date, and we will send you villas that fit, including some that never reach the website. Tell us what you need.
Frequently asked questions
Is a yearly villa rental cheaper than monthly?
Yes, per month. Among our villas listed with both prices, twelve monthly payments cost about 10–25% more than the yearly price. In return, a yearly lease is usually paid in advance for the whole year, and leaving early often means you do not get the remaining rent back.
Can I pay a yearly rental in installments?
Sometimes. Yearly rent is normally paid for the whole year in advance, but some owners accept two payments, usually for a smaller discount. Ask before you agree the price, and write the payment dates into the lease.
How much is the deposit on a yearly villa rental?
Usually one to two months’ rent, agreed villa by villa. It is refundable: you get it back at the end of the lease after deductions for damage or unpaid bills. Write the amount, the possible deductions and the return date into the lease.
What happens if I have to leave before the year ends?
It depends on the lease. With rent paid upfront, leaving early often means no refund for the remaining months unless the lease says otherwise. Ask for an early-exit clause before you sign, such as the right to propose a new tenant for the owner’s approval.
Can a foreigner rent a villa in Bali for a year?
Yes. A lease is an ordinary contract under the Indonesian Civil Code, which sets no nationality condition, and the Basic Agrarian Law (art. 45) allows foreigners domiciled in Indonesia to lease land. What limits your stay is your visa or stay permit, so make sure it covers the year. Our guide to visas for living in Bali explains the options.
