Buying a leasehold villa in Bali

Most villas foreigners buy in Bali are leasehold: you buy the remaining years of a notarized land lease, with the villa on it, and pay for the whole term at once. The lease is in your own name, no company needed, and it can be sold on. The price should be read per year: a villa with 25 years left is not the same deal as one with 12. Every listing shows the years left, the price per year, the extension terms we know of and the running costs.

Questions about leasehold villas

What do leasehold villas in Bali cost?
Right now our leasehold villas range from IDR 1.9 billion to IDR 21.36 billion for the whole lease (11 available), with 19 to 45 years left. Divide the price by the years to compare them.
How does a leasehold villa work?
You buy the lease on the land, usually for 25 to 30 years, together with the villa on it, and pay the whole term up front. The lease is notarized and can be sold on; the land goes back to the owner when it ends unless it is extended.
Can a foreigner buy a leasehold villa?
Yes, in your own name. A lease (Hak Sewa) is a contract with the owner, not ownership of the land, so it is open to foreigners without a company. Most villas foreigners buy in Bali are leasehold.
Can the lease be extended?
Often, if the contract has an extension clause. It should say for how long, at what price or how the price is set, and that the right passes to a buyer. Every listing shows the years left and the extension terms we know of.
Who helps me through the purchase?
We stay with you from the viewing to the deed: the price negotiation, the due diligence with the notary, the payment steps and the handover, and after the purchase we can rent the property out for you.
