Villas for sale in Babakan
Banjar Babakan, Desa Canggu, Kecamatan Kuta Utara, Kabupaten Badung
Behind Canggu's beach roads, a few kilometers inland, Babakan is one of the banjar (neighborhood communities) that make up Desa Canggu in Kuta Utara district, Badung. On the map it sits north of central Canggu, between the beach area and Padonan, the neighborhood of Tibubeneng around the Padonan junction. Babakan keeps its own banjar adat, the customary community that runs temple ceremonies and village life, and it belongs to the same customary village as the rest of Canggu.
Day to day, living here means a village setting with Canggu close by. You share the streets with Balinese family homes and newer villas, and in places rice fields still lie between them, part of the subak irrigation system that has watered Canggu's fields for generations. For the beach, the shops along Jalan Raya Canggu, or the international schools in Berawa and Umalas, you ride out, and at busy hours that means joining Canggu's traffic. Ceremonies can close a village road for a while, so allow some time. Babakan suits people who want Canggu's services within reach but prefer to come home to a residential street rather than a beach road.
Foreigners usually buy leasehold, or take Hak Pakai (right of use) for a home. Babakan is inland, so the beach setback does not apply, but check the zone, the certificate boundary and the PBG and SLF permits before you commit.
