Land for sale in Cepaka

Desa Cepaka, Kecamatan Kediri, Kabupaten Tabanan

On a map, Cepaka looks like a piece of Tabanan pushed into Badung. The village belongs to Kediri district in Tabanan regency, yet its official boundaries touch Kekeran, Abianbase and Buduk to the north, Tumbak Bayuh to the east and Munggu to the south, all in Badung's Mengwi district. Only Kaba-Kaba, to the west, is on the Tabanan side. In practice that means a Tabanan address, with its civil registry, taxes and spatial plan, among villages that look to Canggu.

The village is rural. Jogging and cycling routes run through the farmers' rice fields, villas stand along the local river, and many residents work as farmers, craftspeople, dancers and gamelan players. Central Canggu and the nearest beaches, Pererenan and Seseh, are each about 20 minutes away by motorbike outside rush hour, by our estimate. Cepaka suits people who want rice fields and a river setting close to the Canggu side and do not need the beach on the doorstep. Before you sign, remember that your paperwork goes to Tabanan's offices, not Badung's.

Land here is largely rice field, with plots along the river. Farmland conversion is strictly controlled under Perda Bali 4/2026, and river setbacks apply under national rules (Permen PUPR 28/2015), so confirm the zone, the setback line and legal access for each plot.

Questions about Cepaka

What does land in Cepaka cost per are?
Land prices depend heavily on zoning, access and the view; ask us for current asking prices in Cepaka.
What do the zoning colours mean?
People in Bali use colour nicknames for zones: green for farmland, yellow for housing, orange where homes and businesses mix, pink for tourism and red for commercial land. They are market shorthand, not legal names, and map colours vary, so what counts is the zone in the official spatial plan for the exact plot. Every land listing shows the zone; our zoning guide explains how to check it.
Freehold or leasehold land?
Freehold (Hak Milik) can only be held by Indonesian citizens or through a company structure; leasehold is a registered lease for a fixed number of years. Both are common in Cepaka.
