Villas for sale in Munggu

Desa Munggu, Kecamatan Mengwi, Kabupaten Badung

Every Kuningan, ten days after the Galungan festival, the men of Munggu carry long poles of pulet wood through the village and lean them into a cone that brave participants climb. This is Mekotek, a ritual that by tradition began as a welcome for the troops of the old Mengwi kingdom returning from war. The procession stops at road junctions, where villagers believe evil spirits dwell.

The rest of the year, Munggu is mostly farmland. Rice fields cover most of the village, and wide fields line Jalan Raya Seseh. Munggu reaches the sea only in a short strip between Pererenan and Cemagi, where Munggu Beach has black sand, sunsets and powerful waves that draw surfers, and the Penet river is used for tubing. Inland, the village borders Tabanan regency. From the middle of the village, the beaches at Seseh and Pererenan are about 12 minutes away by motorbike (our estimate), and Canggu is about as far, so Munggu suits people who want space and village life within reach of both.

Foreign buyers normally take a villa in Munggu on a registered lease (leasehold), because freehold (Hak Milik) is for Indonesian citizens. Much of Munggu is farmland, so for an existing villa check that it has its PBG (building approval) and SLF (certificate of fitness for use) and that the plot's zone allows a rental villa.
