Land for sale in Pantai Lima

Between Desa Pererenan and Desa Munggu, Kecamatan Mengwi, Kabupaten Badung

You will not find Pantai Lima on a list of villages or official beaches. It is a local name ("pantai" means beach and "lima" means five), and today it is used for the stretch of coast between Pererenan Beach and Seseh, where Desa Pererenan meets Desa Munggu. On the official village boundaries, Munggu reaches the sea here in a short strip between Pererenan and Cemagi, and the point our map uses for Pantai Lima lies right by the line between the two.

The shore is part of the same open-ocean, black-sand coast as Pererenan Beach next door, with consistent waves that draw surfers. Like every beach in Bali, it is sacred ground too: the provincial spatial plan counts the sea and beaches among sacred areas, and villages hold ceremonies such as melasti, the purification before Nyepi, on the shore. Rough seas and strong rip currents have caused drownings at Bali's beaches, so check conditions before you swim. Pantai Lima suits people who want the sea within walking distance and Pererenan's village life close by.

Building is restricted within at least 100 m of the highest tide line (Perpres 51/2016), with the exact line fixed by Badung, and rice fields further inland fall under the strict farmland rules of Perda Bali 4/2026. Pererenan and Munggu both lie in Mengwi, where Badung's plan includes tourism areas, yet only the official map can show a given plot's zone, so get the zone and setback confirmed in writing.

Questions about Pantai Lima

What does land in Pantai Lima cost per are?
Land prices depend heavily on zoning, access and the view; ask us for current asking prices in Pantai Lima.
What do the zoning colours mean?
People in Bali use colour nicknames for zones: green for farmland, yellow for housing, orange where homes and businesses mix, pink for tourism and red for commercial land. They are market shorthand, not legal names, and map colours vary, so what counts is the zone in the official spatial plan for the exact plot. Every land listing shows the zone; our zoning guide explains how to check it.
Freehold or leasehold land?
