Villas for sale in Pererenan

Desa Pererenan, Kecamatan Mengwi, Kabupaten Badung

Pererenan begins where Canggu ends. The village borders Canggu to the east, Tumbak Bayuh to the north and Munggu to the west, and its southern edge is the shore of the Indian Ocean. Pererenan Beach has black sand and consistent waves that draw surfers of various skill levels, and it is much calmer than Bali's crowded famous beaches. On the coast stands a statue of Gajah Mina, the elephant-fish of Balinese myth, which the village treats as its icon.

Behind the beach, villas, cafes and studios now sit between rice fields, some of them farmed by Subak Kedungu, a traditional irrigation association. Much of the village is still rice fields, though more of the farmland is being turned to other uses. Daily life still follows the banjar (neighborhood associations) and the temples, such as Pura Dalem Desa Pererenan. Central Canggu is about 5 minutes away by motorbike, our estimate, so Pererenan suits people who want surf and green views with Canggu's shops close at hand.

Foreigners usually buy a villa here on a registered lease (leasehold), because freehold (Hak Milik) is for Indonesian citizens. Mengwi is one of the districts where Badung's spatial plan places tourism areas, but only the official map shows whether a villa's plot is in one, which matters if you plan to rent it out.
