Villas for sale in Canggu
Desa Canggu, Kecamatan Kuta Utara, Kabupaten Badung
Pura Batu Bolong stands on the rocks just above Batu Bolong Beach, and a short walk up the coast, Echo Beach (Pantai Batu Mejan) has reef breaks for experienced surfers. Officially, Canggu is Desa Canggu, a coastal village in Kuta Utara district of Badung regency, made up of banjar (neighborhood communities) such as Pipitan, Padang Linjong, Kayu Tulang and Babakan. In everyday use the name also covers Tibubeneng next door, where Berawa is. The black-sand beaches drew surfers first. Today shops, cafes, villas and coworking spaces line the roads behind the sand, and rice fields, still watered through the old subak irrigation system, survive between them.
Traffic shapes daily life more than anything else. Jalan Raya Canggu, the main road from Kerobokan to Pererenan, is narrow and carries trucks, commuters and visitors, and the well-known shortcut through the rice fields toward Berawa now jams too. Canggu suits people who want surf, services and friends within a short ride of home, and who plan their trips around the busy hours.
Foreigners usually buy leasehold, or take Hak Pakai (right of use) for a home. Close to the sea, building is restricted within at least 100 m of the highest tide line, and in late 2025 a Canggu villa built into a river channel was sealed and partly demolished, so check the certificate boundary and the PBG and SLF permits.
