Living in Pererenan and Buduk: An Area Guide for 2026
Living in Pererenan? The beach, rice fields, the drive to Canggu, schools, 2026 villa rents and what to check before you buy, explained by a local agency.
Living in Pererenan puts you just northwest of Canggu, with a black-sand surf beach and rice fields still between the villas. In October 2026, the three 3-bedroom villas we found listed in Pererenan asked the equivalent of IDR 330–550 million a year. This guide covers the beach, getting around, schools, rents and buying, in Pererenan and in Buduk inland.
Where is Pererenan, and what is living in Pererenan like?
Pererenan lies on Bali’s southwest coast, just northwest of Canggu, with its beach between Echo Beach and Seseh. It is a coastal village of Mengwi district in Badung regency. The village is small, rice fields still cover much of its land, and it has six banjar (neighborhood associations).
There are cafes, restaurants, yoga centers and spas around the beach, and some rice fields in Subak Kedungu, a rice-farming association in Pererenan, have been converted to other uses. Even so, rice fields still cover much of the village, and the atmosphere at Pererenan Beach is much calmer than at Bali’s crowded famous beaches.
Buduk lies inland, northeast of Pererenan: a more densely settled village, with ten banjar. It is much closer to Green School, but about 21 minutes by motorbike from the nearest beach, by our estimate.
Pererenan Beach
Pererenan Beach is a black-sand beach on the open Indian Ocean. Its consistent waves draw surfers of various skill levels, and the atmosphere is much calmer than at Bali’s crowded famous beaches. Beaches are sacred places too: Bali’s spatial plan counts the sea and beaches among sacred areas, and Balinese communities hold ceremonies on the shore, such as melasti, the purification procession before Nyepi (the day of silence).
Everyday life and services
For more shops and services, Canggu is close. When you view a villa, look for building sites nearby, ask about the internet and check that a car can reach the gate. Each village sets its own rules, so ask the landlord whether the banjar asks residents for a contribution. Pererenan and Buduk are in Badung regency, so KITAS (limited stay permit) holders register with Badung’s civil registry office (Disdukcapil).
Getting around: Pererenan to Canggu and beyond
These are our estimates by motorbike outside rush hour, from the center of each area. Rush hour can double them, so allow more time from 7 to 9 am and 4 to 7 pm.
| Destination | From Pererenan | From Buduk |
|---|---|---|
| Nearest beach | Pererenan Beach: 1.7 km, 5 min | Echo Beach: 9.5 km, 21 min |
| Canggu center (Batu Bolong) | 1.9 km, 6 min | 8.1 km, 18 min |
| Ngurah Rai Airport (DPS) | 20 km, 39 min | 24 km, 47 min |

| Green School Bali | 20 km, 39 min | 11 km, 24 min |

How much does a villa for rent in Pererenan cost?
In October 2026, two 3-bedroom villas listed in Pererenan on yearly leases asked IDR 330 and 550 million a year, and a third, offered for 3–6 months, asked IDR 32 million a month. There were too few 2-bedroom listings for a range, and none in Buduk, so check current villas for rent in Pererenan and Buduk. These are asking prices from only three listings. At the same time, 3-bedroom villas in Canggu and Berawa asked about IDR 330–480 million, with one premium villa at about IDR 720 million. The ranges overlap, so do not assume a villa here costs much less than in Canggu.
On shorter terms, the one 1-bedroom villa listed in Pererenan in October 2026 asked IDR 25 million a month on a 3–6-month term, and across Pererenan, Canggu, Berawa, Umalas and Kerobokan, 2- and 3-bedroom villas on monthly or 3–6-month terms mostly asked IDR 22–40 million a month. Our guide to long-term villa rental in Bali explains what rent includes.
Buying property in Pererenan
Foreigners cannot hold freehold (Hak Milik); our guide to buying property in Bali as a foreigner explains leases, Hak Pakai (right of use) and foreign-owned companies (PT PMA). Check the plot as closely as the villa:
- Zone: Badung’s spatial plan (Perda Badung 4/2025) and, where one exists, a detailed plan (RDTR) decide what a plot may be used for, including renting a villa out. Mengwi is one of four districts where the Badung plan places tourism areas, but only the official map shows whether a plot is in one.
- Rice fields: since about late February 2026, Perda Bali 4/2026 strictly controls the conversion of productive farmland. Price a rice field as farmland.
- Beach and rivers: building is restricted within at least 100 m of the highest tide line and in river setbacks.
- Permits: for an existing villa, ask for the PBG (building approval) and SLF (certificate of fitness for use).
