Villas for sale in Seseh

Desa Adat Seseh, Desa Cemagi, Kecamatan Mengwi, Kabupaten Badung

On paper, Seseh is not a village of its own. It is a beach and a desa adat (customary village) inside Desa Cemagi, whose other customary villages include Cemagi, Mengening and Sogsogan. The official village boundaries place Seseh Beach in Cemagi, although it is often described as part of neighboring Munggu. The beach lies wide and faces south over the Indian Ocean, and it is still quiet, so it feels more private.

The neighborhood sits between Pererenan and Cemagi, with rice fields behind the coast. Residents are building guesthouses and leasing land for villas, while daily life still turns on the banjar and the temples. Seseh Beach is less than 5 minutes from the neighborhood's center by motorbike, our estimate, and ProEd's Nuanu campus is close as well. It suits surfers, people who walk the beach every day, and families at Nuanu who prefer quiet to having every shop nearby.

Leasehold, a registered lease, is the usual route for foreign buyers in Seseh, since freehold (Hak Milik) is for Indonesian citizens. Seseh is often described as part of Munggu, but the official boundaries place Seseh Beach in Desa Cemagi, so check which desa the certificate names, and on the beachfront ask where the setback of at least 100 m runs.
