Living in Umalas and Kerobokan: An Area Guide for 2026

Living in Umalas or Kerobokan? Schools nearby, Batu Belig and Petitenget beaches, traffic, 2026 villa rents and what to check before you buy.

Living in Umalas puts you between Canggu and Seminyak, 3–5 minutes from three international schools and about 8 minutes from the beach (our estimate by motorbike outside rush hour). In October 2026, 2-bedroom villas in Umalas and Kerobokan asked about IDR 250–420 million a year. This guide also covers Kerobokan, Petitenget and Dalung.

Where is Umalas, and what is living in Umalas like?

Umalas lies inland, east of Berawa and north of Seminyak, in Kuta Utara (North Kuta) district of Badung regency. The district has three Kerobokans, each a kelurahan (urban village): Kerobokan Kelod (kelod means seaward), Kerobokan and Kerobokan Kaja. Umalas, Petitenget and Batu Belig belong to Kerobokan Kelod. Dalung, further inland to the north, is a large desa (village).

Umalas and Kerobokan are mostly residential: villas, family homes and village neighborhoods. Rice fields remain in places.

Beaches: Batu Belig and Petitenget

Batu Belig and Petitenget are the nearest beaches to Umalas, about 3 km away; Petitenget lies just southeast of Batu Belig, with Seminyak beach beyond.

Pura Petitenget, a seaside temple linked to the priest Dang Hyang Nirartha, is cared for by the customary village (desa adat) of Kerobokan, and melasti purification processions come to the beach a few days before Nyepi (the day of silence). Hotels, restaurants and spas now surround coastal temples like it.

In November 2023 a swimmer went missing at Batu Belig after waves and the current pulled him under. He had swum at a red flag; Badung’s lifeguards (Balawista) rescued his wife.

Everyday life and services

Umalas is mostly homes and villas, so check what you need near the street you choose; Seminyak and central Canggu are each about 11 minutes away by motorbike outside rush hour, by our estimate. At a viewing, check car access to the gate, the internet and any banjar (neighborhood association) contribution.

Getting around Umalas and Kerobokan

Times are our estimates by motorbike outside rush hour, from each area’s center on our map. Rush hour can double them, so allow more time from 7 to 9 am and 4 to 7 pm.

Traffic is the catch: the main roads around Jalan Gunung Tangkuban Perahu and Jalan Raya Kerobokan are often heavily congested, so test your daily route before you sign.

Schools and healthcare nearby

Published 2026/27 tuition at the Lycée and ProEd Umalas runs from IDR 58.9 million to IDR 202.7 million a year, plus fees and levies; our guide to international schools compares them. In a medical emergency, call 119 or 112.

Umalas and Kerobokan villa rental: 2026 prices

In October 2026, 2-bedroom villas in Umalas and Kerobokan on yearly leases asked about IDR 250–420 million a year (one unfurnished villa about IDR 170 million), and 3-bedroom villas about IDR 300–360 million. These are asking rents, and only a few villas were listed. Three-bedroom villas asked a little less than in Canggu and Berawa; 2-bedroom rents were similar. There were no separate listings for Petitenget, Batu Belig or Dalung, so check current listings there.

Buying property in Umalas and Kerobokan

Foreigners cannot hold freehold (Hak Milik), so they lease, take Hak Pakai (right of use) for a home, or buy through a foreign-owned company (PT PMA); see our guide to buying property in Bali as a foreigner. Check the plot as closely as the villa:

• Zone: the plan covering the plot (Badung’s 2025 spatial plan, Perda Badung 4/2025, or a detailed plan where one exists) decides its permitted uses, including renting a villa out; only the official map shows the zone.
• Rice fields: since about late February 2026, Perda Bali 4/2026 strictly controls the conversion of productive farmland. Price a rice field as farmland, and ask how the fields next door are zoned.
• Beach and temples: building is restricted within at least 100 m of the highest tide line and in the protected areas around temples such as Pura Petitenget; ask the regency what may be built.
• Permits: for an existing villa, ask for the PBG (building approval) and SLF (certificate of fitness for use).
