Villas for sale in Kedungu

Desa Belalang (Desa Adat Kedungu), Kecamatan Kediri, Kabupaten Tabanan

Kedungu is the name of the customary village (desa adat) that runs Kedungu Beach, a stretch of soft black sand on the Indian Ocean. The beach lies on the coast of Belalang village, near its border with Pangkung Tibah, in Kediri district, Tabanan regency. Surfers come for the waves, and Belalang's village youth group held the first Kedungu Beach Festival in June 2023, a surf contest with 52 surfers, most of them local. Some residents rent out surfboards to visitors.

Inland from the sand, rice fields still lie between villas and village homes. Shops and services are further away than in Canggu, so plan on driving for most errands; central Canggu is about 25 minutes away by motorbike outside rush hour (our estimate). Tanah Lot temple is a few kilometers down the coast, and ProEd's Nuanu campus in Beraban is a short ride away. Kedungu suits surfers, people who want sea and rice fields close together, and families at the Nuanu campus. It suits you less if you want cafes and shops within walking distance or fly often.

Foreigners usually buy a villa here on a leasehold. Kedungu falls under Tabanan's own spatial plan (Perda Tabanan 3/2023), and a detailed plan (RDTR) may not cover the area yet, so ask the regency to confirm in writing that the villa's zone and permits (PBG, SLF) match its use.
